GURUGRAM : It seems that Gurgaon is becoming a builder – residents tussle hub. Every day, there are some new cases turning up related to builder negligence and unit owners’ suffering in their townships. The latest to fall in this category are the residents of Ansal Esencia, Sector 67 situated on the golf course extension road. The builder, Ansal API has lapsed on multiple promises it made in the contractual agreement and the residents are not able to get any answers from the management. The aggravated residents of the society came together on Saturday and marched a protest against the wrong doings of Builder Ansal API at their marketing office in Gurgaon.
Sale deed not registered yet
“They took registry amount from us more than two and a half year ago but doesn’t seem to be in a mood to get the sale deed registered”, said Bhavesh Swami, a first time home buyer. “The residents at this place find themselves cheated as the promises of gated community, world class living and 3 tear security seems to be a distant dream. Even with numerous visits and complaints to the management and meetings with Ansal API MD, Mr. Pranav Ansal, there seems little progress in any of these matters”, he added.
Main road of the society is shared
Main road of the society is shared with other users which the residents were not informed of when signing the contract. Because of this, speedy SUVs and other vehicles use the community’s facilities including roads and parks freely exacerbating the issue. The dedicated park of the colony is encroached upon by local goons who not only create nuisance for ladies and residents but also use abusive language thereby making a mockery of the security establishment provided by the builder.
Roads have been converted to plots
In the lease deed with customers, the areas marked as roads have been converted to plots without the consent of unit dwellers, said Suprotim Banerjee, who recently shifted from Delhi to experience living in one’s own house but feels cheated on various fronts.

Senior management from Ansal was unavailable for comments. The residents are approaching the local District and Town Planning officer and DC to make head way in this matter. The builder has asked us to clear maintenance bills amounting thousands of rupees with no consensus on the maintenance rates. They are charging 1.65 Rs. per sq feet which was 2.5 Rs per sq. feet earlier, that too for a ‘living in the wild experience’. There was no prior information or a contract to this effect, said Mr. Pranav Sharma, who was living in a rented accommodation earlier. There is no justification for such high rates, they amount almost equivalent to the rent for a one BHK in other gated community, he added.
Ansal’s have shown 3 car parking ?
Majority of the houses here have just 2 parking slots, which is an open mockery with the state regulatory authorities which state that every household should ensure proper parking while building their houses, the Ansal’s have shown 3 car parking on paper but in reality, there are only two, moreover, this 3 parking is very well quoted in the conveyance deed also which gets registered at the Gurgaon Mini Secretariat, said Mr. Sailesh Sahu, who is RWA president of the society. Not only this, we have been approaching the maintenance authorities ie SFML to execute the promises done with us. This biggest township off Sohna Road does not even have a functional sewage treatment plant, owing to which, it is disposed off in the open with foul smell emitting all the time.
A Fertile ground for mosquito breeding
It is also acting as a fertile ground for mosquito breeding; the roads in township are mud paths where commercial vehicles and tractors ply leaving the ambient quality of air unbearable. The overhead tanks are constantly leaking which further adds to the vows of house owners as it creates seepages in the houses, which remain un-attended by Ansal people even after months of complaining. The so called GRIHA rating obtained by the builder are a mockery as the equipments installed are of the low quality, the solar streetlights, club house, 3 tear security are not even in place and it is surprising how the builder got necessary permission from the authorities.
We want DTPC and HUDA to convey a one on one meeting with the builder so as to discuss these issues with them, else this newest township is also going to have the same fate as that of Palam Vihar and Sushant Lok, he further added.
